Nextar Homes may have been founded in 2023, but its story began decades earlier.

Patrick Nieri grew up around South Carolina homebuilding. His father, Michael Nieri, founded Great Southern Homes and spent decades building it into one of the state’s leading residential builders. For Patrick, homebuilding wasn’t simply a business he discovered—it was an industry he had watched, learned and lived from an early age.

By 2023, Great Southern Homes had entered a new chapter, becoming part of publicly traded United Homes Group. But even as the family business grew, Patrick saw another opportunity.

South Carolina’s housing market extended well beyond traditional production homebuilding. There was a growing group of buyers who already owned land, wanted to build on family property, or simply wanted a home designed and built around them, rather than choosing from a conventional neighborhood offering.

Patrick believed that market deserved a builder dedicated to it.

The larger vision was straightforward: the Nieri family wanted to participate across the full spectrum of homebuilding. Great Southern Homes had established a major presence in production housing, while Nextar could bring the family’s building experience into custom homes and the build-on-your-land market.

That vision became Nextar Homes - and Patrick wasn’t starting alone...

Kevin House had spent more than 20 years with Great Southern Homes during its privately owned years. He had been part of the company through decades of growth and understood the operational side of homebuilding from the ground up. As Great Southern transitioned into the public-company environment, Kevin found that the direction of that world wasn’t where he wanted to spend the next chapter of his career.

Patrick’s idea presented an opportunity for both of them --  Instead of trying to recreate Great Southern Homes, they could take the decades of accumulated homebuilding knowledge and apply it to something different: a smaller, more entrepreneurial company, capable of giving customers a more personal building experience. 

In 2023, Patrick and Kevin launched Nextar Homes.

The company began with a focus on custom construction and build-on-your-land homes. However, the goal was never simply to build expensive custom houses. It was to combine the discipline and systems learned from large-scale homebuilding with the flexibility and personal attention of a private builder. Then something happened that nobody had planned for…

When Nextar was created, Patrick and the Nieri family were not preparing for the eventual sale of United Homes Group. Nextar was not to be the exit strategy or a hedge against a sale -- It was simply a good business opportunity and that distinction would become important.

Several years after Nextar’s creation, United Homes Group was sold. Patrick was able to realize the value of his ownership in the former family enterprise, but unlike many people after the sale of a homebuilding company, he wasn’t faced with figuring out what came next – Nextar was already there.

It wasn’t a business plan sitting in a drawer. It wasn’t a company he had to create after the transaction. And it wasn’t something that had been waiting for a restrictive covenant to expire -- It was an established, growing homebuilder with its own projects, customers, team and identity.

What began as a strategy to capture another segment of South Carolina homebuilding had unexpectedly positioned Patrick for an entirely new chapter, and in many ways, that’s what Nextar represents.

The name isn’t about abandoning what came before it - it’s about what comes next: 

• A new generation of a South Carolina homebuilding family.

• A veteran builder carrying more than two decades of experience into a new company. 

• The lessons learned from building homes at scale combined with the freedom and personal involvement of private ownership.

• An opportunity to build something that can stand on its own.
